Terms and conditions
These terms govern your use of CornerSite. Please read them carefully — by using the platform you agree to be bound by them.

1. About these Terms
1.1 This website located at https://cornersite.in, together with any sub-domains, mobile applications, APIs and related services (collectively, the "Platform"), is owned and operated by Cornersite Private Limited, a company incorporated under the Companies Act, 2013, having CIN L01631KA2010PTC096xxx and its registered office at Pumpwell, Mangalore ("CornerSite", "we", "us" or "our").
1.2 These Terms and Conditions, together with our Privacy Policy and any additional terms applicable to specific paid plans or features (collectively, the "Terms"), form a legally binding agreement between CornerSite and you ("you", "your" or "User").
1.3 These Terms constitute an electronic record under the Information Technology Act, 2000 and the rules made thereunder, and do not require any physical or digital signature.
1.4 By accessing, browsing, registering on or otherwise using the Platform, you confirm that you have read, understood and agreed to be bound by these Terms. If you do not agree, you must stop using the Platform.
2. Definitions
- "Content" means any text, image, video, floor plan, price, location data, description, review, communication or other material made available on the Platform.
- "Listing" means an advertisement or information entry relating to a property offered for sale, purchase, lease, rent or other transaction.
- "Curated Listing" means a Listing compiled and published by CornerSite from publicly available or third-party sources, or from information supplied to us by an owner, agent, developer or other third party.
- "User Listing" means a Listing created and submitted through the Platform by a registered User.
- "Advertiser" means any owner, agent, broker, builder, developer or other person whose property or services are described in a Listing.
- "Paid Services" means any subscription, featured listing, promotion or other service on the Platform for which a fee is payable.
3. Eligibility
3.1 You must be at least 18 years of age and competent to contract under the Indian Contract Act, 1872. If you are using the Platform on behalf of a company, firm or other entity, you represent that you are authorised to bind that entity to these Terms.
3.2 We may refuse access to, suspend or terminate the account of any User at our discretion where we reasonably believe these Terms have been breached.
4. Nature of the Platform — What CornerSite Is and Is Not
4.1 CornerSite operates an online advertising and discovery platform for real estate. Its role is limited to hosting, organising and displaying property information and enabling Users to contact Advertisers.
4.2 CornerSite is an "intermediary" within the meaning of Section 2(1)(w) of the Information Technology Act, 2000 in respect of Content submitted by Users and third parties, and observes the due diligence required under the Information Technology (Intermediary Guidelines and Digital Media Ethics Code) Rules, 2021.
4.3 CornerSite is not a real estate agent, broker, dealer, valuer, financier or promoter. We do not:
- a.own, sell, lease, licence or manage any property listed on the Platform;
- b.act as agent for any buyer, seller, landlord, tenant, builder or broker;
- c.negotiate, execute or witness any transaction; or
- d.hold, receive or escrow any consideration, token amount, security deposit, brokerage or other money payable in respect of a property.
4.4 Any transaction you enter into with an Advertiser or any other User is a direct, independent, principal-to-principal contract between you and that person. CornerSite is not a party to it, has no responsibility for its performance, and gives no guarantee in respect of it.
4.5 References on the Platform to any property, project, Advertiser or service do not constitute a recommendation, endorsement, offer or invitation to offer by CornerSite.
5. Listings and Accuracy of Information
5.1 Curated Listings. A significant portion of the Content presently on the Platform is compiled by CornerSite from publicly available sources, information shared by owners and agents, and other third-party sources. While we take reasonable care in compiling such Content, we do not independently verify it and it may be incomplete, outdated, duplicated or inaccurate.
5.2 User Listings. Where self-serve posting is enabled, the User submitting a Listing is solely responsible for its accuracy, legality and completeness, and warrants that it has the right and authority to advertise the property concerned.
5.3 No verification of title or authority. CornerSite does not verify ownership, title, encumbrances, approvals, occupancy certificates, carpet or built-up area, possession status, RERA registration, or the identity, credentials or authority of any Advertiser, unless a specific verification service is expressly stated on a given Listing and then only to the extent stated.
5.4 Independent due diligence is your responsibility. Before paying any amount or entering into any agreement, you must independently verify all particulars — including title, approvals, measurements, price, taxes, charges, statutory dues and RERA registration status — and obtain independent legal, financial and technical advice. Images, plans, renders and maps are indicative only and may not reflect the property's current condition.
5.5 RERA. Where a project is required to be registered under the Real Estate (Regulation and Development) Act, 2016, you should verify its registration details on the relevant State RERA authority's website. CornerSite does not warrant the accuracy or currency of any registration number displayed on the Platform.
5.6 Removal and correction. If you are the owner of a property, or an authorised agent, and wish to have a Listing corrected or removed, write to our Grievance Officer under clause 17 with reasonable proof of your interest in the property. We will act on legitimate requests within the timelines set out in clause 17.
6. User Accounts
6.1 Certain features require registration. You agree to provide true, current and complete information and to keep it updated.
6.2 You are responsible for maintaining the confidentiality of your login credentials and for all activity under your account. Notify us immediately at support@cornersite.in of any unauthorised use.
6.3 You may not create an account using another person's identity, create multiple accounts to circumvent restrictions, or transfer or sell your account.
7. Content Submitted by You
7.1 You retain ownership of Content you submit. You grant CornerSite a worldwide, non-exclusive, royalty-free, sub-licensable licence to host, store, reproduce, adapt (including resizing, watermarking and reformatting), publish, display and distribute such Content on the Platform and in CornerSite's marketing and syndication channels, for so long as the Content remains on the Platform and for a reasonable period thereafter for archival and legal purposes.
7.2 You represent and warrant that your Content: (a) is accurate and not misleading; (b) does not infringe any copyright, trademark or other proprietary right; (c) relates to a genuine, available property that you are authorised to advertise; and (d) complies with all applicable laws, including the Real Estate (Regulation and Development) Act, 2016 and the Consumer Protection Act, 2019.
7.3 Prohibited content. You must not host, display, upload, publish, transmit, store, update or share any information that:
- a.belongs to another person and to which you do not have any right;
- b.is obscene, paedophilic, invasive of another's privacy including bodily privacy, insulting or harassing on the basis of gender, racially or ethnically objectionable, or otherwise inconsistent with or contrary to the laws in force;
- c.is harmful to a child;
- d.infringes any patent, trademark, copyright or other proprietary right;
- e.deceives or misleads the addressee about the origin of the message, or knowingly and intentionally communicates information which is patently false or misleading in nature but may reasonably be perceived as a fact;
- f.impersonates another person;
- g.threatens the unity, integrity, defence, security or sovereignty of India, friendly relations with foreign States, or public order, or causes incitement to the commission of any cognisable offence, or prevents investigation of any offence, or is insulting to any foreign State;
- h.contains software viruses or any other computer code, file or programme designed to interrupt, destroy or limit the functionality of any computer resource;
- i.violates any law for the time being in force; or
- j.is in the nature of an online game not verified as a permissible online game, or an advertisement or promotion of such a game or of an online money game, in each case where applicable.
7.4 Platform-specific prohibitions. You must not post duplicate or bait Listings, properties you have no authority to advertise, Listings with deliberately incorrect prices or locations, or Content that is primarily an advertisement for unrelated goods or services.
7.5 Moderation. We may, without notice and at our sole discretion, review, edit, refuse to publish, remove or disable access to any Content that we believe violates these Terms or applicable law. We are under no obligation to monitor Content but reserve the right to do so.
8. Acceptable Use of the Platform
You must not, and must not permit any person to:
- a.use any robot, spider, scraper, crawler or other automated means to access, copy, index or extract Content or data from the Platform, except as permitted by our
robots.txtor with our prior written consent; - b.reproduce, republish, resell or create a derivative database from the Platform's Listings or data;
- c.reverse engineer, decompile or attempt to derive the source code of any part of the Platform;
- d.probe, scan or test the vulnerability of, or breach or circumvent, any security or authentication measure;
- e.use contact details obtained through the Platform for unsolicited marketing, spam or telemarketing in violation of applicable TRAI regulations;
- f.interfere with the proper working of the Platform or impose an unreasonable load on our infrastructure; or
- g.use the Platform for any unlawful, fraudulent or money-laundering purpose.
9. Paid Services, Fees and Refunds
9.1 Access to the Platform is presently free for general browsing. We may introduce Paid Services, including subscription plans, featured or promoted Listings and lead packages. The applicable features, duration and price will be as displayed on the Platform or in the relevant order confirmation at the time of purchase.
9.2 All fees are quoted in Indian Rupees and are exclusive of Goods and Services Tax and other applicable taxes, which will be charged additionally at prevailing rates.
9.3 Payments are processed by third-party payment gateways. Your use of those services is subject to their terms. We do not store your full card or banking credentials.
9.4 Nature of the service. Paid Services provide advertising visibility only. We do not guarantee any number of enquiries, leads, site visits, transactions, sale or rental of any property, price realisation, or any specific search ranking or placement, and no such outcome forms part of what you are paying for.
9.5 Refunds. Except where required by law or expressly stated in a specific plan's terms, fees once paid are non-refundable and non-transferable, including where a Listing is removed for breach of these Terms or where you choose to discontinue before the end of the subscription period. Any approved refund will be made to the original payment instrument within 7–14 working days.
9.6 Renewals. Where a plan is stated to renew automatically, it will renew for a like period at the then-current price unless cancelled before the renewal date through your account or by written notice to billing@cornersite.in.
9.7 We may revise prices prospectively. Price changes will not affect a subscription already paid for, for the balance of its then-current term.
10. Intellectual Property
10.1 The Platform, including its design, layout, source code, databases, compilations, graphics, logos and the marks "CornerSite" and cornersite.in, are owned by or licensed to CornerSite and are protected by applicable intellectual property laws.
10.2 You are granted a limited, revocable, non-exclusive, non-transferable licence to access and use the Platform for your personal, non-commercial property search or for your own genuine advertising, in accordance with these Terms. All other rights are reserved.
10.3 Third-party marks, project names and builder logos appearing on the Platform are the property of their respective owners and are used for identification purposes only.
10.4 IP complaints. If you believe Content on the Platform infringes your intellectual property, write to the Grievance Officer with details of the work, the location of the allegedly infringing Content, and a statement of your good-faith belief and authority.
11. Third-Party Links, Advertisements and Services
11.1 The Platform may contain links to, or advertisements for, third-party websites, home-loan providers, legal services, valuers, movers or other service providers. These are provided for convenience only.
11.2 CornerSite does not control, endorse or assume responsibility for any third-party website, content, product, service or offer, and your dealings with such third parties are solely between you and them.
12. Privacy, Data Protection and Communications
12.1 Our collection and processing of personal data is governed by our Privacy Policy at https://cornersite.in/privacy, which forms part of these Terms.
12.2 We process personal data in accordance with the Information Technology Act, 2000 and, as and when the relevant provisions become applicable to us, the Digital Personal Data Protection Act, 2023 and the Digital Personal Data Protection Rules, 2025.
12.3 Consent to be contacted. By submitting an enquiry, requesting a callback or sharing your contact details on the Platform, you authorise CornerSite and the relevant Advertiser (and their authorised representatives) to contact you by telephone, SMS, email, WhatsApp or other electronic means in relation to your enquiry. This consent overrides any registration you may have made under the National Do Not Call / DND registry, and you agree that such communication will not constitute an unsolicited commercial communication for that purpose. You may withdraw this consent at any time by writing to contact@cornersite.in, following which we will stop sending you marketing communications.
12.4 You must not use contact information obtained through the Platform for any purpose other than the specific enquiry or transaction to which it relates.
13. Disclaimers
13.1 The Platform and all Content are provided on an "as is" and "as available" basis, without warranty of any kind, whether express or implied, including implied warranties of merchantability, fitness for a particular purpose, accuracy, title or non-infringement.
13.2 We do not warrant that the Platform will be uninterrupted, timely, secure or error-free, that defects will be corrected, or that the Platform is free of viruses or other harmful components.
13.3 Nothing on the Platform constitutes legal, financial, tax, valuation or investment advice. Price estimates, locality insights, rental yields, EMI calculators and similar tools are indicative, automated and based on assumptions that may not apply to your circumstances.
13.4 We may modify, suspend or discontinue any part of the Platform, temporarily or permanently, with or without notice.
14. Limitation of Liability
14.1 To the maximum extent permitted by law, CornerSite, its directors, employees, officers and agents shall not be liable for any indirect, incidental, special, consequential, punitive or exemplary loss, or for any loss of profits, revenue, business, goodwill, opportunity, data or anticipated savings, arising out of or in connection with your use of the Platform.
14.2 Without limiting clause 14.1, CornerSite shall not be liable for: (a) the accuracy, completeness or legality of any Listing or Content; (b) the conduct, solvency, authority or performance of any Advertiser, agent, broker, buyer, seller, landlord or tenant; (c) any token amount, advance, deposit, brokerage or consideration paid by you to any person; (d) any fraud, misrepresentation or defect in title relating to any property; or (e) any loss arising from unauthorised access to your account.
14.3 Aggregate cap. CornerSite's total aggregate liability arising out of or relating to these Terms or the Platform, whether in contract, tort or otherwise, shall not exceed the higher of (a) the total fees actually paid by you to CornerSite in the three (3) months immediately preceding the event giving rise to the claim, or (b) INR 5000.
14.4 Nothing in these Terms excludes or limits liability that cannot lawfully be excluded or limited.
15. Indemnity
You agree to indemnify, defend and hold harmless CornerSite and its directors, officers, employees and agents from and against all claims, demands, proceedings, losses, damages, liabilities, costs and expenses (including reasonable legal fees) arising out of or relating to: (a) your breach of these Terms or applicable law; (b) any Content you submit; (c) any misrepresentation by you; or (d) any dispute between you and another User or Advertiser.
16. Suspension and Termination
16.1 You may stop using the Platform at any time and may request deletion of your account by writing to contact@cornersite.in.
16.2 We may suspend or terminate your access, remove your Content, or withdraw Paid Services without refund, where we reasonably believe you have breached these Terms, engaged in fraudulent or unlawful conduct, or where required by law or a competent authority.
16.3 We may retain information and records for such period as is required under applicable law, including the retention obligations applicable to intermediaries.
16.4 Clauses 4, 5, 7.1, 10, 13, 14, 15, 17, 19 and 20 survive termination.
17. Grievance Redressal
17.1 In accordance with the Information Technology Act, 2000 and the Information Technology (Intermediary Guidelines and Digital Media Ethics Code) Rules, 2021, and the Consumer Protection (E-Commerce) Rules, 2020, the details of our Grievance Officer are:

17.2 A complaint should identify the complainant, the Content or issue complained of (with the URL where applicable), the grounds of the complaint, and supporting documents.
17.3 We will acknowledge a complaint within twenty-four (24) hours of receipt and dispose of it within fifteen (15) days. Complaints concerning Content of the categories described in clause 7.3 (other than clauses 7.3(a), 7.3(d) and 7.3(i)) will be resolved within seventy-two (72) hours. Complaints regarding non-consensual intimate imagery or impersonation, including morphed images, will be acted upon within twenty-four (24) hours.
17.4 Grievances relating to personal data may additionally be sent to contact@cornersite.in.
18. Force Majeure
CornerSite shall not be liable for any failure or delay in performance caused by events beyond its reasonable control, including acts of God, flood, fire, earthquake, epidemic or pandemic, war, civil unrest, strikes, governmental action, internet or telecommunications failure, power outage, or failure of third-party hosting or payment infrastructure.
19. Governing Law and Dispute Resolution
19.1 These Terms are governed by and construed in accordance with the laws of India.
19.2 Amicable resolution. In the event of a dispute, the parties will first attempt to resolve it in good faith within thirty (30) days of written notice from one party to the other.
19.3 Arbitration. Any dispute not resolved under clause 19.2 shall be referred to and finally resolved by arbitration under the Arbitration and Conciliation Act, 1996, by a sole arbitrator appointed by CornerSite. The seat and venue of arbitration shall be Mangalore, India and the proceedings shall be conducted in English. The award shall be final and binding.
19.4 Jurisdiction. Subject to clause 19.3, the courts at Mangalore, India shall have exclusive jurisdiction.
19.5 Nothing in this clause prevents either party from seeking urgent interim or injunctive relief from a court of competent jurisdiction.
20. General
20.1 Amendments. We may amend these Terms at any time by posting the revised version on the Platform with a revised "Last Updated" date. Material changes will be notified by a notice on the Platform or by email where we hold your address. Continued use after the effective date constitutes acceptance.
20.2 Severability. If any provision is held invalid or unenforceable, it shall be severed and the remaining provisions shall continue in full force.
20.3 No waiver. A failure or delay in exercising any right does not operate as a waiver of it.
20.4 Assignment. You may not assign your rights under these Terms. We may assign or novate these Terms to an affiliate or in connection with a merger, restructuring or sale of business.
20.5 Relationship. Nothing in these Terms creates any partnership, joint venture, employment or agency relationship between you and CornerSite.
20.6 Entire agreement. These Terms, together with the Privacy Policy and any plan-specific terms, constitute the entire agreement between you and CornerSite in respect of the Platform.
20.7 Notices. Notices to CornerSite must be sent to contact@cornersite.in and to our registered office. Notices to you will be sent to the email or phone number registered with your account.
