What is CornerSite?
CornerSite is a property listing platform for rural and small-town India — the corners of the country that the big metro portals ignore. We list land, sites, agricultural plots, commercial plots and estates for sale, lease and rent, and connect buyers directly with the owner or agent handling the property.
Which areas does CornerSite cover?
We list properties across India, with a deliberate focus on rural and semi-urban locations. Our current inventory is strongest in Karnataka — particularly Dakshina Kannada, Kodagu and Udupi — and we are expanding district by district. If your area isn't covered yet, post your property anyway; listings help us open up new regions.
What kinds of properties can I find here?
Four categories: residential sites, agricultural land, commercial land and estates. Each can be listed to buy, lease or rent. You can filter by purpose and property type from the search bar on the home page.
How is CornerSite different from other property portals?
Most portals are built for apartments and city plots, so rural land ends up squeezed into forms that don't fit it. We built our listings around how land is actually described in India — cents and acres, kumki and recorded extent, khata and conversion status, well and yield details — so buyers get the information they'd otherwise have to ask for.
How do I contact the seller?
Every listing shows the contact number of the owner or agent responsible for it. Call or message them directly — CornerSite does not sit in the middle of your conversation, and we do not charge you for the introduction.
What should I check before buying rural land?
At minimum: the RTC / khata extract and mutation records, the survey sketch and actual boundaries, conversion status if you plan to build, road access and right of way, encumbrance certificate for the last 15–30 years, and any tenancy or grant conditions on the land. Always have a local advocate verify documents before paying an advance. Our property guides walk through each of these in detail.
What do "cents" and "acres" mean in the listings?
One acre is 100 cents, so 50 cents is half an acre and 10 cents is a tenth. Cents are the common unit for residential sites in coastal and southern Karnataka, while agricultural land and estates are usually quoted in acres.
What is "kumki" land?
Kumki refers to government land adjoining a holding that the landholder may have customary rights to use — often for leaf manure, fodder or grazing. It is not the same as owned, recorded extent, and it cannot be sold like patta land. When a listing mentions recorded extent plus kumki, only the recorded extent is what you are legally buying.
What does "converted" mean?
Converted land has been officially reclassified from agricultural to non-agricultural use, which is what allows residential or commercial construction on it. Unconverted agricultural land needs a conversion order before you can build. Listings marked "fully converted" are ready for construction subject to local planning approvals.
What does "clear title" mean on a listing?
It means the seller has stated the property is free of disputes, unpaid dues and competing claims. It is the seller's representation, not a legal certification by CornerSite. Verify it independently with an encumbrance certificate and a title search through an advocate.
